To:    Parkborough Homeowners

From:    David Peppard, Parkborough HOA President

Dear Parkborough Residents:
Let us first wish everyone a happy 2009.  Thank you to everyone who has continued to support the Voluntary HOA and the Parkborough Community over the years.  It is definitely noticed and appreciated.

For 2009 we will not be holding an annual meeting.  The turnout is low and we seem to get better feedback from neighbors via mailings, email and the website, so please continue to make use of these tools.

The current Volunteer HOA Board members will remain in place for 2009:

David Peppard, President
Kelly Peppard, Vice President
Dan Dawson, Treasurer

To recap for 2008, we only had 94 neighbors pay their dues out of 613 homes.  We need these dues to accomplish the minimum annual weed spraying and tree and shrub feeding we have done throughout each year.

NOTE:  The City of Centennial is not responsible for weed control, or tree and shrub feeding/spraying in Parkborough, as some folks have thought in the past.  It is up to us as residents to maintain these areas.  The areas that are taken care of by the voluntary HOA are along the east side of Picadilly between Rite Aid and Netherland, and north and south sides of Dorado between Picadilly and Perth.

Paying your annual Parkborough Homeowners dues is essential in maintaining your neighborhood and helps keep all of our property values up, helps to keep our neighborhood looking nice, and will continue to make Parkborough an enjoyable and respectable neighborhood to live in.  It is extremely important to have support from the entire community, so please contribute to your neighborhood by paying your voluntary annual dues of $48.00 ($4.00 per month).
2008 Financials Year to Date:

Beginning balance as of Jan. 1, 2008                  $4,474.60
LawnDoctor (weed control, tree & shrub care)    ($2,716.38)
Mountainhigh Landscape                                     ($3,685.00)
Fast Signs (signage)                                            ($811.53)
CenCON (Centennial Council of Neighborhoods)  ($30.00)
Mailings – supplies & postage                              ($641.26)
Dues Received in 2008                                         $4,654.00
Current balance as of this mailing                         $1,244.43

Following are all of the projects we were able to complete last year.

•    Added signage to both entrances to Parkborough that read: “Proudly Maintained by a Voluntary HOA”  www.parkborough.org  - The purpose of the signs are to add more awareness that there is a voluntary HOA in hopes that more neighbors will contribute and pay their voluntary dues.
•    Removed all railroad ties along Picadilly – The cost was much less expensive to have the railroad ties removed then have them replaced by rock edging.
•    We had two successful cleanup days in 2008.  Pictures of this project and many others are posted on the Parkborough Discussion Boards for everyone to see.
We plan to schedule two more cleanup days for 2009, one in the spring and one in the fall.  Watch your email and the website for further information
Sincerely,

The Parkborough Voluntary HOA Board

Thank you in advance for all who contribute by paying your HOA dues.  Together we make up this neighborhood.  Our contributions, volunteerism and dedication are a direct reflection of the community we are.
